Windham is getting a new residential community, and prospective buyers can get a firsthand look this month as the first model unit at Windham Way Condominiums opens for public viewing.

The condominiums are part of Windham Village, a mixed-housing development rising just off Route 302. When complete, Windham Way will consist of 48 units spread across four 12-unit buildings, with four residences on each floor. Every home comes with a private balcony or patio, giving residents a bit of outdoor space of their own.

Pricing starts at $299,900 for one-bedroom floor plans and $349,900 for two-bedroom units, positioning the development as an attainable entry point for new-construction buyers in a market where such price points have become harder to find.

Construction is already well underway, and reservations are being accepted now ahead of the community's anticipated November 2026 move-in date.

The development is being marketed with a low-maintenance, "lock-and-leave" lifestyle in mind. Residents will share a dedicated community center outfitted with a fitness room, coworking spaces, a community gathering space, and a dog wash station. The property will also include 104 on-site parking spaces and shared outdoor areas designed for both activity and relaxation.

Location is a central selling point. The site sits in the heart of Windham, with Shaw's grocery store just steps away and restaurants, entertainment, and the gateway to the Lakes Region all within a short drive. Local destinations including Rustler's Steakhouse, Seacoast Adventure, and Sebago Lake are each only minutes away.

Windham Village as a whole is planned as a walkable, amenity-rich community that will eventually include Windham Way Condos, Windham Village Apartments, the community center, and shared outdoor spaces.
